Della Townships India creates theme-based, salutogenic luxury integrated townships across India. Launched in May 2025, it is part of the Della Group ecosystem founded by Jimmy Mistry, and brings together three decades of Della expertise in design, hospitality, adventure and real estate.

Overview
What Della Townships India does.
Della Townships India partners with developers and landowners to build theme-based luxury integrated townships inspired by the world's finest cities. Each township combines private luxury villas, branded residences, a 5-star resort, restaurants, destination wedding and MICE venues, European medical wellness with MAYRLIFE of Austria, Della Design Districts, adventure parks, global capability centre hubs and senior living.
The model is asset-light. Della contributes conceptualisation, design, development, marketing, sales and operations (CDDMO), while partners contribute land. Della does not fund construction capex.
Della describes its townships as real-world living laboratories, where ideas in architecture, technology, nature, wellness, mobility, hospitality and human sciences can be researched, tested and built at scale. Research collaborations include IIT Madras, on microalgae-based carbon sequestration.
