Job Title: Procurement Manager
Location: Della Townships, Pune (Site Based )
Working Days: 6 days a week
Industry Preference: Luxury Residential Townships / Luxury High-Rise Residential Projects

Role Overview:
Della Townships is seeking an experienced Procurement Manager with a strong background in purchasing and vendor management for luxury residential townships or high-rise residential developments. The role requires expertise in end-to-end procurement, cost optimization, vendor negotiations, and timely material delivery aligned with project execution schedules. Exposure to international sourcing and markets will be an added advantage.

Key Responsibilities:

Procurement Planning & Execution
Plan and execute procurement strategies aligned with project timelines, budgets, and quality requirements for township and residential developments.

Vendor Identification & Management
Develop and manage a strong vendor and supplier network, ensuring competitive pricing, quality compliance, and timely supply.

Contracting & Negotiations
Lead commercial negotiations, finalize contracts, and ensure favorable commercial and contractual terms for the organization.

Material Sourcing & Purchase Management
Handle procurement of construction materials, finishing items, MEP materials, fixtures, and specialized products required for luxury residential projects.

Cost Optimization & Budget Control
Continuously evaluate procurement costs and implement cost-saving strategies without compromising quality standards.

International Procurement (Preferred Skill)
Source materials, fixtures, and specialized products from international markets when required, managing logistics and import processes.

Coordination with Projects & Design Teams
Work closely with project execution, planning, and design teams to understand material specifications and procurement timelines.

Compliance & Documentation
Ensure procurement activities comply with company policies and maintain accurate documentation and vendor evaluation records.

Inventory & Supply Chain Coordination
Monitor stock levels, deliveries, and supply chain flow to prevent site delays.

 


Job Expectations:

• Strong understanding of construction and finishing materials procurement.
• Experience handling vendor negotiations and contracts.
• Exposure to international sourcing preferred.
• Strong commercial acumen and cost management skills.
• Ability to work in a fast-paced, site-driven environment.
• Good coordination and stakeholder management skills.


Minimum Qualification:

a bachelor’s degree in civil engineering, supply chain, or business administration

Minimum Job Experience:

8–15 years preferred in real estate/township procurement.
