Job Description – Architect (Luxury Residential & High-Rise Projects)

Working Days: 6 Days
Travel: Required as per project needs (site visits, municipal offices, consultants)

Position Summary

We are seeking a highly skilled Architect with strong experience in luxury residential, luxury townships, and high-rise projects. The ideal candidate should have hands-on expertise in concept & detailed design, floor plans, sections, elevations, FSI calculations, RG calculations, and a solid understanding of municipal processes, DCR/bylaws, and approval workflows. The role involves working on large-scale township developments for DELLA Townships across multiple locations.

Key Responsibilities

Design & Planning
• Prepare and develop floor plans, sections, elevations, master plans, and detailed working drawings.
• Create conceptual layouts, space planning, and design presentations for luxury residential and high-rise typologies.
• Prepare 3D massing studies, design options, and feasibility layouts.

Technical & Statutory Work
• Carry out FSI calculations, RG calculations, TDR/DP reservations, and other area statements as per DCR and local bylaws.
• Ensure all drawings and documentation comply with Mumbai DCR, UDCPR, municipal norms, and statutory regulations.
• Coordinate for municipal submissions, revisions, clarifications, and approval processes.

Township Project Responsibilities
• Assist in preparing zoning layouts, permissible development potential, and phasing plans for large-scale township development.
• Work on integration of residential, commercial, amenities, infrastructure, and open spaces within the master plan.

Coordination & Communication
• Coordinate with structural engineers, MEP consultants, landscape architects, interior designers, and external consultants.
• Support project teams during tender, execution, and site coordination phases.
• Conduct site visits to ensure design adherence and resolve on-site technical issues.

Documentation
• Prepare and maintain all architectural drawings, GFC sets, compliance drawings, and municipal submission packages.
• Maintain accurate area charts, FSI statements, and built-up area summaries for management review.

Job Expectations:

Required Skills 
• Strong proficiency in AutoCAD, Revit, SketchUp, and other architectural design tools.
• Deep knowledge of Mumbai DCR, MCGM approval processes, UDCPR norms, and local bylaws.
• Ability to handle FSI, RG, amenity space, and development potential calculations independently.
• Good understanding of luxury residential planning, high-rise design principles, and space efficiency.
• Strong attention to detail, design sensibility, and technical clarity.
• Excellent communication and coordination skills.

Minimum Qualification:

Bachelor’s or Master’s degree in Architecture from a recognized institution.

Minimum Job Experience:

6–15 years of experience working on luxury residential, luxury townships, or high-rise projects.
