Job Summary

The Project Finance Manager at Della Townships will be responsible for financial planning, budgeting, forecasting, and cost control for luxury real estate and township projects. The role also requires the ability to support project planning and scheduling activities to ensure financial alignment with execution timelines.

Key Responsibilities

Project Finance & Budgeting
• Prepare project budgets, feasibility studies, and financial models for luxury real estate and township projects
• Develop project-wise cash flow forecasts and funding plans
• Monitor project costs against approved budgets and control overruns
• Analyze cost variances and recommend corrective actions
• Support management in financial and investment decision-making

Cost Control & Financial Monitoring
• Track project expenditures, commitments, and forecasts
• Review BOQs, work orders, and contractor bills in coordination with QS and contracts teams
• Ensure adherence to approved financial controls and processes
• Maintain strong cost discipline across project life cycles

Project Planning Support
• Understand project schedules and link financial forecasts with execution timelines
• Assist in preparation and review of project plans, milestones, and cash flow–linked schedules
• Coordinate with project, design, and planning teams for financial alignment
• Highlight financial risks arising from delays or scope changes

MIS & Management Reporting
• Prepare monthly MIS reports covering cost, cash flow, progress, and profitability
• Support management reviews with accurate financial and planning data
• Assist in long-term financial forecasting and project strategy

Job Expectations:

Skills & Competencies

• Strong knowledge of real estate project finance and cost management
• Working understanding of project planning and scheduling concepts
• Proficiency in MS Excel, financial models, and planning tools (MS Project / Primavera – preferred)
• Strong analytical, commercial, and coordination skills

• Exposure to luxury residential, high-end commercial, or integrated township developments

Minimum Qualification:

Bachelor’s degree in Finance / Civil Engineering / Construction Management/ MBA (Finance) or equivalent preferred

Minimum Job Experience:

8–15 years of experience in project finance for real estate or township projects
