Role: Senior Construction Manager / Manager

Role Overview:
The Senior Manager – Civil & Infrastructure will be responsible for planning and execution of high-rise civil works and township infrastructure development for the Della Township – Racecourse Project in Pune. The role involves end-to-end delivery of RCC structure, finishing works, and external infrastructure including internal roads, storm water drainage, sewer lines, water supply networks, UG tanks, utilities, boundary/retaining structures, and allied civil works.
The incumbent will manage contractors, quality, safety, schedules, material planning, and coordination with consultants/PMC, ensuring timely delivery as per drawings, specifications, and township standards.

Key Responsibilities:
1) High-Rise Civil Execution (RCC & Structure)
• Lead execution of RCC works including excavation, foundations, raft/pile caps, retaining walls, columns, beams, slabs, shear walls, staircases, lift core, and related structural works.
• Ensure adherence to approved drawings, BBS, pour cards, shuttering/formwork systems, and concreting quality.
• Coordinate with structural consultants/architects for design clarifications and revisions.
• Optimize slab cycle time and productivity for timely high-rise completion.
2) Township Infrastructure & External Development
• Execute and monitor township infrastructure works such as:
o Internal roads (WMM, asphalt, paver blocks, kerbs, footpaths)
o Storm water drainage networks (SWD), culverts, chambers
o Sewer lines, manholes, septic tanks, pumping lines
o Water supply networks, fire water lines, UG/OH tanks
o External electrification trenches/ducts and utility corridors
o Compound wall, boundary wall, retaining wall, slope protection works


Job Expectations:

o Podium/external hardscape, landscaping civil works, trenches and backfilling
• Ensure proper levels, slopes, camber, compaction testing, and execution as per standards.
• Coordinate with MEP/utility teams to ensure seamless integration of services.
3) Finishing Works & Premium Quality Delivery
• Manage end-to-end finishing works across towers, podiums and common areas:
o Masonry, plaster/gypsum, screed, waterproofing
o Flooring/tiling, skirting, dado works
o Painting, façade coordination, window/door interfaces
o Lobby/common area finishing and premium detailing
• Ensure finishing works meet township quality benchmarks and brand standards.
• Drive snag closure, punch list completion, and handover readiness.
4) Contractor Management & Billing Control
• Finalize contractor scope, manage execution teams, and monitor daily output.
• Conduct daily/weekly progress reviews with contractors and supervisors.
• Verify measurements, RA bills, reconciliation and certification.
• Ensure availability of manpower, shuttering material, machinery and tools on site.
5) Planning, Scheduling & Monitoring
• Prepare detailed execution schedules and weekly look-ahead plans for:
o RCC structure
o Finishing works
o Infrastructure & external development
• Coordinate with planning team for progress reporting and milestone tracking.
• Identify risks/bottlenecks early and implement mitigation actions.
6) QA/QC, Testing & Documentation
• Ensure strict implementation of QA/QC processes for civil and infrastructure works.
• Ensure quality documentation including:
o Cube tests, slump tests, steel tests
o Compaction test reports, field density tests
o Waterproofing test records, WIR/MIR documentation
o Material approvals and inspection checklists
• Reduce rework by implementing strong inspection and closure process.
7) Safety, Compliance & Site Discipline
• Ensure compliance with safety standards including PPE, work at height, scaffolding, lifting operations, excavation safety, traffic movement management for infra works.
• Coordinate with safety team for toolbox talks, safety audits, and incident prevention.
8) Coordination & Stakeholder Management
• Coordinate with consultants, architects, structural designers, PMC and vendors.
• Coordinate with internal teams: MEP, procurement, stores, contracts, QS/billing, planning and quality.
• Ensure smooth interface management between tower execution and infra/external development activities.
9) Material Planning & Cost Control
• Forecast and plan key materials for both tower and infrastructure works:
cement, steel, aggregates, blocks, pavers, kerbs, asphalt, pipes (SWD/sewer/water), chambers, precast items, waterproofing materials, etc.
• Track consumption vs BOQ and control wastage.
• Support cost optimization through productivity improvements and execution efficiencies.
Required Qualifications
• B.E./B.Tech – Civil Engineering (Mandatory)
• Certification in Project Management / QAQC / Infrastructure Execution is an advantage
• 10–15 years of overall experience in Civil Construction & Infrastructure Projects
• Mandatory exposure to Infrastructure works such as roads, drainage, utilities, water/sewer networks, external development.
• Experience in township projects / large-scale developments / mixed-use projects preferred.
• Strong exposure to RCC high-rise construction + finishing works is required.
• Experience in managing multiple contractors and fast-track delivery schedules.
• Strong knowledge of:
o RCC execution, formwork systems, concreting standards
o Infrastructure works (road layers, compaction, levels, SWD/sewer/water networks)
o Waterproofing systems and finishing quality standards
• Ability to read drawings, BOQ and specifications
• Knowledge of MS Project / Primavera preferred
• Proficiency in reporting and documentation (Excel, site formats)
• Strong execution ownership and leadership
• Excellent coordination and communication
• Problem-solving mindset with on-site decision-making ability
• High attention to detail and quality focus
• Ability to handle pressure and tight deadlines
