Role Overview

Della Townships is seeking an experienced Planning & Contracts Manager with a strong background in luxury township, villa, or high-end residential project execution. The role requires expertise in project planning, scheduling, contract administration, cost monitoring, and coordination at site to ensure timely and cost-effective project delivery.

Key Responsibilities

Project Planning & Scheduling
Develop and monitor detailed project schedules, construction programs, and resource plans to ensure timely execution of township and luxury residential developments.

Contract Management
Manage contracts with contractors, consultants, and vendors, ensuring compliance with contract terms, timelines, and deliverables.

Cost & Progress Monitoring
Track project progress, budgets, and cost performance; identify risks and delays and recommend corrective measures.

Tendering & Procurement Support
Assist in tender preparation, bid evaluation, contractor selection, and contract finalization.

Claims & Variations Management
Evaluate variation orders, claims, and extensions of time while ensuring contractual protection for the organization.

Coordination & Reporting
Coordinate with project, design, procurement, and site teams to ensure alignment of project timelines and contractual commitments; prepare periodic progress and MIS reports.

Risk & Delay Analysis
Identify schedule risks, perform delay analysis, and implement mitigation strategies to maintain project timelines.

 


Job Expectations:

Required Skills:
• experience in planning and contracts for luxury residential, township, or hospitality projects.
• Strong knowledge of project planning tools such as Primavera / MS Project.
• Experience in contract administration, budgeting, and cost control.
• Strong understanding of construction methodologies and execution practices.
• Ability to work closely with site execution teams.
• Strong negotiation and analytical skills.

Preferred Skills
• Experience in large-scale township or villa developments.
• Ability to manage multiple contractors and packages simultaneously.
• Strong documentation and reporting skills.


Minimum Qualification:

Bachelor’s degree in Civil Engineering or related field.

Minimum Job Experience:

8–15 years
