About the Role

The Manager – HR Business Partner will act as a strategic HR partner to business leaders across luxury township and residential development projects. The role involves aligning HR strategies with business objectives, driving performance management, talent development, employee engagement, and ensuring HR governance across corporate and project sites.

The ideal candidate should have experience working in luxury real estate, township development, infrastructure, or construction-driven organizations.

Key Responsibilities

1. Strategic HR Partnership
• Partner with Business Heads, Project Directors, and Functional Leaders to drive people strategy aligned with business goals.
• Understand manpower planning requirements for large-scale township and luxury residential projects.
• Provide HR insights for workforce planning, budgeting, and organizational structuring.

2. Talent Acquisition & Workforce Planning
• Coordinate with Talent Acquisition team for hiring across architecture, master planning, project management, contracts, sales, marketing, and corporate functions.
• Ensure timely closures for critical roles in township development projects.
• Support lateral hiring, leadership hiring, and succession planning.

3. Performance Management
• Drive goal setting (KPIs/KRAs) aligned to township project timelines and milestones.
• Conduct performance review cycles and support performance improvement plans.
• Partner with leadership to identify high-potential talent.

4. Employee Engagement & Culture
• Build a high-performance, ownership-driven culture.
• Design and execute engagement initiatives for corporate office and site teams.
• Address employee grievances and ensure resolution within TAT.

5. HR Operations & Compliance
• Ensure adherence to statutory compliance, labor laws, and HR policies.
• Partner with payroll and compliance teams for smooth HR operations.
• Maintain HR MIS, dashboards, and analytics reporting for management.

6. Learning & Development
• Identify training needs for project teams, architects, engineers, and sales teams.
• Facilitate leadership development programs.
• Promote cross-functional capability building within township development teams.

7. Change Management
• Support organizational restructuring, new project launches, and expansion plans.
• Drive HR communication during transitions and new business verticals.

 


Job Expectations:

Candidate Profile
• Experience in luxury real estate, township development, infrastructure, or construction sector preferred.
• Strong exposure to working with leadership teams and cross-functional departments.
• Strong understanding of labor compliance applicable in Maharashtra.
• Excellent communication and stakeholder management skills.

Minimum Qualification:

MBA / PGDM in Human Resources.

Minimum Job Experience:

6–10 years of HR experience, with at least 3–5 years in HRBP role.
