Role Overview:

The Contracts & Commercial Manager will be responsible for managing end-to-end contractual and commercial aspects of real estate projects across Pan India locations. The role involves cost control, contract administration, vendor management, and ensuring financial efficiency throughout the project lifecycle.

Key Responsibilities:

1. Contract Management:
• Draft, review, negotiate, and finalize contracts with contractors, vendors, and consultants
• Ensure all contracts comply with legal and company standards
• Monitor contract performance and handle variations, claims, and disputes

2. Commercial Management:
• Oversee project budgeting, cost planning, and cost control
• Conduct cost analysis and ensure optimal resource utilization
• Manage project cash flows and financial reporting

3. Tendering & Procurement:
• Lead the tendering process including preparation of BOQs, RFQs, and bid evaluations
• Analyze vendor quotations and finalize techno-commercial comparisons
• Coordinate with procurement teams for timely material and service sourcing

4. Billing & Payments:
• Verify contractor bills, certify payments, and track project expenditures
• Ensure adherence to financial timelines and budget constraints

5. Claims & Risk Management:
• Identify contractual risks and develop mitigation strategies
• Handle claims, variations, and dispute resolution efficiently

6. Coordination & Reporting:
• Work closely with project, design, and finance teams
• Provide regular MIS reports on project costs and contract status
• Support management with commercial insights and decision-making

 


Job Expectations:

Key Requirements:
• Strong experience in handling Pan India projects
• In-depth knowledge of contract laws, FIDIC/standard contract formats, and commercial practices
• Expertise in cost management, billing, and procurement processes
• Strong negotiation and analytical skills


Minimum Qualification:

B.E. / B.Tech in Civil Engineering

Minimum Job Experience:

8–15 years in contracts and commercial roles within real estate / township projects
