Job Description:

Della Townships is looking for a visionary, hardcore Master Planning and Urban Design Expert to lead the architectural mandate for our massive, theme-based integrated smart townships across India (including marquee projects in Mumbai/Panvel, Pune, Ahmedabad, Tirupati, and beyond).

As the Chief Architect, you will be the custodian of design excellence, translating complex, high-GDV (Gross Development Value) master plans into world-class living ecosystems. You will bridge the gap between heavy infrastructure planning and Della’s signature 5-star luxury aesthetic—incorporating components like Formula-1 motorsports tracks, championship golf courses, global wine cities, and advanced medical wellness hubs.

 

Key Responsibilities:
1. Mega-Scale Master Planning & Urban Design
Lead the conceptualization, zoning, and macro-level master planning for multi-hundred-acre integrated townships across pan-India locations.
Incorporate salutogenic design philosophies—focusing on human longevity, environmental wellness, and smart-city infrastructure.
Direct the spatial layout for highly diverse asset classes within a single township, seamlessly integrating private sky villas, branded residences, luxury hospitality, extreme adventure parks, and global commercial/GCC hubs.

2. Global Design Collaboration & Innovation
Act as the primary interface with elite international design firms, principal architects, and theme consultants, adapting global best practices to local Indian regulations and terrains.
Champion pioneering architectural technologies, sustainable MEP (Mechanical, Electrical, Plumbing) practices, and smart-grid integrations.
Ensure that every township meets distinct global design archetypes (e.g., Lake Como themes, tech-driven Silicon Valley hubs, or European design districts).

3. Strategic Leadership & Execution
Collaborate closely with the Project Management Consultant (PMC) heads, liaisoning teams, and engineering verticals to ensure design intent translates perfectly into reality without cost or timeline overruns.
Oversee the preparation of detailed architectural drawings, spatial rendering briefs, and design guidelines for construction teams.
Review and approve structural, landscape, and environmental design submissions against stringent corporate quality standards.

Job Expectations:

• International Exposure (Preferred): Prior experience working with top-tier global design consultancies or leading master-planned developments in the Middle East, Southeast Asia, Europe, or North America.
• Hardcore Urban Planning Expert: Master-level grasp of macro-zoning, land-use optimization, transit-oriented development (TOD), and environmental impact design.
• Mixed-Use Versatility: Demonstrated expertise in balancing hospitality, residential, retail, sports, and commercial infrastructure under a singular master plan.
• Liaisoning Comprehension: Strong foundational understanding of Indian development control regulations (DCR), municipal approval workflows, and RERA compliance mechanisms.
• Tools: Familiarity with high-end master planning tools, spatial analytics, and modern BIM (Building Information Modeling) execution processes.
• Design Visionary: Capable of matching the bold entrepreneurial vision of the CMD office and defending design concepts under intense evaluation.
• High-Stakes Presenter: Articulate communicator comfortable presenting high-value concepts to government bodies, international institutional investors, and global brand partners.
• Collaborative Leader: Experienced in managing cross-functional teams of interior designers, landscape architects, and civil engineers.

Minimum Qualification:

Bachelor’s / Master’s degree in Architecture (B.Arch / M.Arch) or Urban Planning / Regional Planning from a premier global or national institute.

Minimum Job Experience:

18 to 25+ years of intense, hands-on experience in real estate architecture, with a mandatory track record of executing large-scale integrated townships (100–1000+ acres).
