Role Overview:
The Manager – Project Planning & Construction (Civil) will be responsible for planning, coordinating, monitoring, and executing civil construction activities for integrated township and high-rise residential projects. The role will ensure timely project delivery, quality execution, cost control, contractor coordination, and compliance with approved plans, specifications, and safety standards.
The incumbent will work closely with architects, consultants, contractors, MEP teams, procurement, and project management teams to drive project execution from planning to completion.
Key Responsibilities:
Project Planning & Scheduling
• Prepare and monitor detailed project schedules using Primavera / MS Project.
• Develop construction planning, sequencing, and milestone tracking for township and high-rise projects.
• Monitor project progress against approved timelines and identify delays and corrective actions.
• Coordinate with all departments to ensure timely availability of drawings, materials, manpower, and resources.
• Prepare weekly, monthly, and management MIS reports on project progress.
Construction Execution
• Oversee execution of civil works including excavation, RCC, finishing, external development, roads, and infrastructure works.
• Monitor construction activities across township and high-rise building projects.
• Ensure work is executed as per approved drawings, specifications, and quality standards.
• Review construction methodologies and optimize project execution.
• Coordinate site activities to achieve planned milestones.
Township & High-Rise Project Management
• Manage construction planning and execution for integrated township developments.
• Coordinate infrastructure development including roads, drainage, utilities, and common amenities.
• Monitor high-rise residential construction including structural and finishing activities.
• Ensure smooth integration of civil, MEP, and infrastructure works across multiple project phases.
Contractor & Consultant Coordination
• Coordinate with contractors, subcontractors, consultants, and vendors for timely project execution.
• Review contractor progress, resource deployment, and performance.
• Participate in technical meetings and progress review meetings.
• Resolve execution-related issues through effective coordination with stakeholders.
Quality Control & Compliance
• Ensure compliance with project specifications, quality standards, and approved drawings.
• Monitor quality checks, inspections, and testing activities.
• Ensure adherence to NBC, IS Codes, and statutory regulations.
• Implement corrective actions for quality deviations and non-conformities.
Cost & Resource Management
• Monitor project budgets and construction costs.
• Track material consumption and resource utilization.
• Support procurement planning and material requirement forecasting.
• Identify opportunities for cost optimization without compromising quality.
Safety & Site Management
• Ensure implementation of safety standards and site safety practices.
• Monitor housekeeping, safety compliance, and risk mitigation measures.
• Conduct site reviews and ensure corrective actions for safety observations.
Project Monitoring & Reporting
• Prepare project progress reports, dashboards, and management presentations.
• Monitor critical activities and project milestones.
• Provide regular updates to senior management on project status, risks, and recovery plans.
• Support project handover and closure activities.
Required Qualifications:
• Additional certification in Primavera, MS Project, or Project Management will be an added advantage.
• Minimum 5 years of experience in Integrated Township and High-Rise Residential Projects.
• Proven experience in large-scale township developments, residential towers, commercial buildings, and infrastructure works.
• Experience in project planning, scheduling, execution monitoring, contractor management, and project delivery is essential.
